Property valuation

Property valuation is the core of Insight Estates. You describe a property — and optionally attach documents — and the platform builds a register-based valuation instantly, anchored in official Danish sources rather than a statistical guess.

How it works

  1. Address lookup (DAWA): The address is recognised and validated against the Danish Address Register.
  2. BBR enrichment: Building and dwelling data is pulled from the Building and Dwelling Register (BBR).
  3. Land registry (Tinglysning): Ownership, deeds and charges are pulled from the land register (e-TL) — with CPR numbers masked.
  4. Statistics Denmark: Market benchmarks are layered on top of the factual register data.
  5. Register-based valuation instantly: You get a number you can act on, even before the documents have been read.
  6. AI document extraction in the background: Attached documents are read (OCR + AI), and the result is compared with the registers.
  7. Discrepancies are flagged: If the AI and the register disagree, you're told — and you decide.
  8. Confirm a frozen snapshot: Once the discrepancies are resolved, the valuation's basis is frozen so it can be documented and defended later.

Registers beat AI

The source hierarchy is fixed: official registers (BBR, DAR, the land registry, Statistics Denmark) rank above AI extraction. AI reads fast, but an AI hallucination is never allowed to silently overwrite an official record. Field-level disagreements become discrepancies you must actively resolve before the valuation can be confirmed.
