'Property valuation tool' covers at least three different kinds of product that solve different jobs. To understand the landscape in the Nordics and Europe — and judge what you yourself need — it's more useful to distinguish between what what the tools actually do than where they come from. Here's an overview and the three main categories the field falls into.

- Data aggregators and due diligence platforms — which gather public registers and transaction data for professional workflows.
- Register-reconciled valuation with AI document extraction — which combines the two and adds an explicit trust mechanism on top.
1. The statistical AVMs
The most widespread category. An AVM (Automated Valuation Model) is a statistical model that produces a value estimate in seconds. They are strong on volume and on liquid residential markets.
- PriceHubble (founded in Zurich, 2016) is the leading pan-European player. The platform delivers AVM valuations and market insight across 11 European markets to more than 800 companies — primarily banks and investors — and in 2025 launched a suite of generative AI agents on top of its data model.
- Eiendomsverdi in Norway (founded 2000) introduced automated valuations to the Norwegian market and is owned by the country's largest banking groups (DNB, SpareBank 1, Eika and Nordea). The model is used by virtually all Norwegian banks — both at loan origination and to track the collateral's value over time.
- I Denmark the category is represented among others by Geomatic, whose AVM powers the consumer portal DinGeo and is used by banks, as well as by more AI-forward consumer tools such as BoIQ. In Sweden , Booli (founded 2007) offers value estimates and price data on top of its property listings.
The strength is speed and coverage. The limitation — especially for professional decisions — is the statistical uncertainty and 'black box': an estimate hits a range, and it isn't always possible to account for how the model arrived at the number.
2. Data aggregators and due diligence platforms
The second category doesn't estimate a value — it gathers source data so the professional can make the decision themselves. This is where much of the professional due diligence in the Nordics happens today.
- Resights (founded in Copenhagen, 2020) is the leading Danish player. The platform gathers Denmark's most comprehensive property and building data — public and proprietary — in one place and serves investors, developers, lawyers, lenders and brokers with a focus on optimising due diligence. Resights serves more than 1,300 customers and 3,700 users and, in March 2025, brought in Standout Capital as a minority owner.
- ReData and Estaid cover related needs in the Danish market — respectively a comprehensive transaction database with a due diligence dashboard, and fast document and register retrieval for DD.
- I Sweden , Datscha is the established source of commercial data — market rents, required yields and vacancy — today part of the CoStar group (via its acquisition of Real Capital Analytics). In Norway the state-owned Ambita distributes the national property register (Eiendomsregisteret) as a data layer beneath many other services.
The strength is depth and reliability: it's factual register data, not guesswork. What the category traditionally leaves to the user is the reconciliation itself — holding the seller's documents up against the registers and catching the discrepancies yourself.
3. Register-reconciled valuation with AI — where Insight Estates fits
The third category tries to unite the first two and close the gap each leaves behind: the AVM's lack of traceability and the aggregator's manual reconciliation. This is where Insight Estates is built.

It depends on the job:
- If you need to screen many properties quickly or track a portfolio's value over time, a statistical AVM is often the right choice.
- If you need deep, factual register data and want to run your own due diligence, an aggregator like Resights is strong.
- If a specific valuation or transaction has to be defensible — where the number is built on registers, the AI's reading is reconciled against them, and the basis is traceable — the register-reconciled approach is the best match.
The landscape is shifting fast, and the categories increasingly overlap — AVMs are adding AI, aggregators are adding analysis. Judge the tool by what it does to your decision: does it give you a number you can trace and defend — or merely an estimate?
